If your search for a home in the Puget Sound region has been stuck on Seattle or the Eastside, it might be time to widen the map. South King County – Federal Way, Renton, Kent, Des Moines, Auburn, and the smaller communities around them – offers something that’s gotten harder to find close to the city: room to breathe, without giving up your commute.
Here’s what I tell clients who are considering the area for the first time.
Location is the whole story. South King County sits between two job centers – Seattle to the north and Tacoma to the south – with I-5, SR 167, and Sound Transit all running through it. That means shorter commutes than you’d expect, whether you work downtown, at Sea-Tac, or south toward Tacoma and JBLM.
More home for the money. Square footage and lot size go further here than in Seattle proper or on the Eastside. For buyers who’ve been priced out of the neighborhoods they grew up wanting, this is often the first place their budget actually works – and works well.
Real, established neighborhoods. These aren’t new subdivisions with no identity. Renton has a genuine downtown and lake access. Federal Way has parks, the Commons, and a growing arts scene. Des Moines has its marina. These are communities people have lived in for generations, not places you pass through.
Room for growth. Federal Way now has direct light rail service into Seattle via the Link extension, and the wider I-405/SR 167 corridor – including Renton – continues to see bus rapid transit and infrastructure investment. Combine that with ongoing development in Renton’s and Federal Way’s downtown cores and steady employer growth in the area, and you’re looking at a region that’s still becoming what it’s going to be – which is exactly when it pays to get in.
